Terms & Conditions

Please review the following terms and conditions carefully before booking or inquiring about any property with KGF Developers.

Booking & Scheme Compliance

Acceptance of payment toward the booking of any unit is strictly subject to the rules and regulations of the project scheme, official brochure, application forms, cost sheets, payment plans, and commercial terms.

Allotment & Possession

No flat, plot, or unit (Commercial, Residential, Industrial, or Agricultural) will be considered allotted without the realization of the initial booking amount. The entire payment, including all applicable additional charges, must be cleared well within the stipulated time limit prior to taking possession.

Revision of Rates

Rates are subject to change without prior notice. If any revision in prices takes place while decision-making is in progress or before the full booking amount is paid, the revised rates shall apply to the booking.

Layout & Area Variations

In the case of plotted development or building schemes, variations may occur in area, dimensions, land status, or overall layout due to directives imposed by Governing Municipal Corporations or Local Approvals Authorities. KGF Developers reserves the right to alter boundary lines, plot sizes, or common areas for project upgrading, expansion, or regulatory compliance.

Construction Guidelines

Building construction must be completed in all respects within the stipulated timeframe as per the permissions and bye-laws of the Urban Development Authority, Town Planning Department, Panchayat, or Local Governing Bodies. A minimum setback margin of 15 feet from the roadside and 10 feet from adjoining plots/common plots is mandatory while carrying out any construction, unless otherwise specified for specific plots.

Town Planning & Betterment Charges

Any financial or developmental impact arising from the implementation of Town Planning Schemes (including betterment charges, infrastructure levies, or government taxes at any time) shall be borne entirely by the unit/plot purchaser or allottee.

Force Majeure

In the event of unavoidable circumstances beyond human control—such as natural disasters, acts of God, government policy changes, or court orders—the proposed project may experience delays or rescheduling. Under such circumstances, KGF Developers (or its parent/subsidiary entities) shall not be held liable, nor shall the company be made a party to any legal suit, notice, or litigation directly or indirectly arising from such Force Majeure events.
